ADS Associates Pty Ltd has put forward a seventh modification proposal for a retail and residential development in Gosford, originally approved in August 2008.
It is anticipated the project will be completed by December 2026, consisting of two towers, one 12 storey and the other 14, above three levels of basement car parking.
They will be constructed on a vacant site with frontages to 7 Watt St and 150 Henry Parry Dr, opposite Rumbalara Reserve.
The latest Modification Report sets out design changes to internal layout, public areas, communal open space, façade materials and finishes, plus an increase of 24 apartments bringing the total to 125.
Originally, the development was to be two 11-storey buildings above five levels of basement car parking, accommodating retail, commercial, medical spaces, and 101 residential units.
The first modification approved in May 2012 saw the deletion of a supermarket and medical centre, the deletion of car parking levels 1-4, the addition of level 12, and various other design changes.
In 2013 three different modification proposals saw another two floors added to accommodate 13 more units, three levels of car parking and changes to the staging of construction.
Another modification proposal in October 2022 sought approval for changes to internal layout, building envelope, floor levels and the building façade.
It was refused by Central Coast Council in July 2024 on grounds relevant to vehicular access, pedestrian movement and stormwater runoff.
The latest modification proposal, on public exhibition until February 21, addresses Council issues but remains of similar design to the previously approved development comprising a podium and two towers up to 12 and 14 levels, including part basement car parking.
General amendments include two lifts in each tower, car parking improvements, relocation of retail and office units from the open space and swimming pool area on level 3, reconfiguration of residential units from level four upwards for better amenity, and rooftop communal open space on the 12-level tower.

Horrible. These developments including the current one on the waterfront, are too high. They dwarf Rumbulara Hill and destroy any aesthetic sense and proportion. They reduce the beauty and amenity of the area destroying quality of life for all residents including the purchasers of these units.

I can’t believe the comments opposing apartments in Gosford. Transit-oriented development is a no-brainer—it makes housing more affordable, keeps green space intact by cutting down on urban sprawl, and actually breathes life into the Gosford CBD. Instead of letting the area stagnate with underutilized land and missed opportunities, smart development near transport hubs means more people living, working, and spending locally. Complaining about apartments while expecting Gosford to somehow thrive without density is like wanting a campfire to burn without adding wood.
Spot on Nick. People who buy into an area & not want anyone else to live there is the height of nimby selfishness. Almost nowhere in the world doesn’t have highrise. You can keep building houses with urban sprawl destroying parks, farmland etc. Think of the environment: units are far more efficient use of land & help reduce high home prices

Firstly most people moved up here at a wave from the concrete jungle in Sydney is bad enough that the historical history of Sydney in Parramatta has been destroyed now they want to do it to Gosford. A simple case of money over common sense. Stop. Stop not to mention the road network on the code cannot cope with any more cars. It’s bloody ridiculous trying to park in Gosford wake up and stop over developing such a beautiful area
Love seeing all this development in Gosford. People are finally seeing the potential. New library, new university building, Archibald and Central Coast quarter will bring so much activity in the next two years. More people means more businesses into the city and will turn it into a thriving hub instead of the desolate space it is at the moment. NIMBYs can whinge all they want. Gosford is changing and for the better.
I live in the CBD of Gosford in a unit block. I love it here, we have everything within walking distance. I am all for redevelopment, we need to get rid of old, rusty decades old empty ugly shops. I would also welcome a new supermarket in the suburb. one is not enough.
The mental gymnastics of some of these commenters astounds me. What exactly is “lovely” or “aesthetic” about a vacant lot with a pile of rubble on it? If these people have been able to make it onto the property ladder, they’re clearly happy with pulling the ladder up with them. We need Transit Oriented Development like this. Gosford’s economy needs this. First home buyers need affordable homes to have any modicum of financial stability in life. NIMBY types are the height of selfishness and the exact reason Gosford has so many condemned buildings and vacant lots. Shame on them.
awesome. this is up next to the almost finish buildings on henry parry drive near woolies. so just a few more up the hill there. great spot -brings people right in to the cbd and walking distance to trains, and quick exit up henry parry drive to go anywere.
This is a great development for the locality. We should support high density developments near train stations to alleviate the housing crisis. Looking forward to see more high rise towers in the neighbourhood.
